LOS ANGELES & COSTA MESA, Calif.-CityView, a premier investment management and development firm focused on urban multifamily real estate in the Western United States, and Red Oak Investments, an urban redevelopment company active in Los Angeles and Orange County, held a naming ceremony today for Baker Block, their new apartment community in Costa Mesa, Calif.

The ceremony for Baker Block featured speeches by Stephen Mensinger, Mayor of Costa Mesa Sean Burton, CEO of CityView Henry Cisneros, Founder and Chairman of CityView and the former Secretary of the U.S. Department of Housing and Urban Development and Joe Flanagan, Principal and Co-founder of Red Oak Investments.

Baker Block is located at 125 East Baker St., at the corner of Pullman Street. CityView is creating the project along with its development partner, Red Oak Investments. The project sits on a 4.17-acre site previously occupied by an office building. The project is the first of significant scale to be re-zoned for residential use in the area adjacent to the South Bristol Entertainment & Cultural Arts District, which is commonly known for its low-density office buildings and light manufacturing facilities.

Burton said his company is glad to be in Costa Mesa.

Costa Mesa Assistant City Manager Pens Book On Writing Staff Reports

Pulling on her 29 years of experience in city government, Costa Mesa Assistant City Manager Tamara Letourneau recently wrote a book detailing how to craft quality staff reports documents that are meant to provide information on various topics to both the public and a legislative body.

Letourneau said she was inspired to pen the book, Mastering the Art: A Step-by-Step Guide to Writing a Quality Staff Report for Local Government, because she realized there wasnt one out there already.

So I wrote one myself, she said, in a news release this week. There is no other resource like it.

The book is meant to simplify the process of writing staff reports and serve as a reference guide for those working in local government, according to the release.

The Community Of Costa Mesa

Five different areas make up the city of Costa Mesa: Mesa Verde to the northwest, South Coast Metro to the northeast, Westside in the southwest, Central in the downtown area and Eastside to the southeast. Both the Westside and Eastside neighborhoods border Newport Beach and contain the higher-end homes in Costa Mesa. Lagunas Susi Q Center Will Temporarily Close For Maintenance

The Laguna Beach Community & Susi Q Center will close for annual maintenance from Saturday through Jan. 7.

No classes or programs will be held during this time, though city of Laguna Beach community services staff members will be available to help customers with class registrations, wedding permits and professional photography permits.

Business hours will be 7:30 a.m. to 5:30 p.m. Tuesday through Thursday and Jan. 2 through 4, and 7:30 a.m. to 4:30 p.m. Dec. 29 and Jan. 5.

The center will reopen at 7:30 a.m. Jan. 8.

If youve driven down the 55 freeway in Costa Mesa recently you may have seen a mural with a portrait of a young woman at its center with the words, Welcome at Baker and Pullman streets, on the back of the new Baker Block luxury apartments.

Welcome Home is a 7,000 square-foot piece recently completed by street artist Shepard Fairey.

The local community, the rebel surf-skate culture and the idea of peace and our need to take care of our environment all inspired me for this piece, says Shepard Fairey. But in choosing a theme I considered these things as well as what would have the greatest impact from afar since this was such a great opportunity to have a massive platform. I wanted people driving down the freeway to be able to clearly pick up its message and maybe be inspired, tooThe mural represents inclusion, welcoming, community, peace and harmony.

A top-notch performance facility, the Segerstrom Center for the Arts hosts a variety of concerts, musicals, musicians, dancers and comedians in four different venues. Technically considered a storage facility, the facility houses an ever-changing display of classics, some of which are for sale. The team at Crevier is happy to show you around and share their knowledge of these vintage vehicles. Work recently concluded on Baker Block, a 240-unit apartment complex at 125 E. Baker St. in Costa Mesa, according to the city.

The $75-milllion development includes a parking structure and amenities such as a pool, rooftop lounge and a fitness center.

A massive mural designed by street artist Shepard Fairey is painted on the side of the building and visible from the nearby 55 Freeway.

Baker Block is a cooperative effort from CityView, an investment management and development firm, and Red Oak Investments, an urban redevelopment company.

Monthly rents start at $2,025 for a studio, according to the complexs website.

Laguna Trolley Times Altered For The Holidays

Laguna Beach trolleys will follow modified schedules the next two weeks.

Trolleys will run from 11 a.m. to 8 p.m. on Christmas Eve. There will be no service on Christmas Day and New Years Day.

Record Pricing For Costa Mesa Rentals

The developers of Costa Mesas Baker Block apartment complex aimed to distinguish their 240-unit project from other multifamily projects through their use of art.

For Irvine-based Red Oak Investments, which built the mid-rise complex in a venture with L.A.-based CityView, their aesthetic choices appear to have paid off handsomely.

Baker Block, a 2-year-old property that fronts the Costa Mesa Freeway near Baker Street, recently sold for $113.5 million. Its the highest price reported for a multifamily complex sale in Orange County this year, according to data from real estate market tracker CoStar Group Inc.

At nearly $473,000 per unit, its also the highest per-unit price seen for a larger-sized rental complex in OC in over two years, according to CoStar data.

The buyer is listed in property records as Baker Block Associates LP state filings indicate the Anaheim-based entity has ties to Kort & Scott Financial Group LLC, an owner and operator primarily of manufactured housing communities. The new owners couldnt be reached for comment.

Baker Block stands out from the crowd, in terms of the numerous mid-rise apartment communities that have been built in OC during the recent market cycle.

The resulting Welcome Home artwork, unveiled in 2017 around the time of the complexs opening, is the largest mural in Orange County, according to Red Oak Investments.
